The Best Time to Purchase an A/C System

One of the best and most frequent questions our technicians receive in the field is “When is the best time to purchase an air conditioning system?”  If you’re in the market to replace your Flower Mound air conditioning system, you might be tempted to hold off on investing in new HVAC equipment until your A/C is on its last legs or for the change of seasons and extreme temperatures.  However, waiting for either of those things to come to pass will likely work against you. The key to receiving the best price for a new A/C system in Lantana and beyond is to understand the cyclical nature of the industry.

It would be easy to think that, because Lantana HVAC companies are busy as bees installing new systems in the Summer, it’s the best time for competitive prices, but that often isn’t the case. In our last Blog entry, we introduced you to the so-called “Shoulder Seasons” – those times of the year edging into the more demanding Summer and Winter months for HVAC companies such as Southern Comfort Mechanical.  In Texas, those seasons are late Autumn and early Spring.

Why, you may ask?  These times of the year are beautiful – perfect for getting out of doors, opening up your home for fresh breezes and saving on your energy bills.  Simply put, it’s not a time of the year you’re completely reliant upon air conditioning to regulate the temperature of your home.  It’s also when your Southern Comfort Mechanical Technician has the most time to spend with you to examine your options when buying a new A/C system.  During peak seasons, that time is at a premium and ultimately you end up competing not for a better price but for the first available system installation date for your Corinth area home.

In early Spring and late Fall, the industry itself experiences lower volume.  The various manufacturers offer promotional sales and preseason discounts during those times to engage consumers year round.  This means Southern Comfort Mechanical can work with you to select a quality system that is optimized specifically for your Flower Mound home at a price that can’t be matched during the peak Summer and Winter months.  In other words, the best time to purchase is when you can take your time and make an educated purchasing decision with the help of qualified professionals.  Call our office today to discuss these great deals and to schedule your free air conditioning estimate.  Our office staff is standing by at (972) 420-1700.

The Nose Knows – Dirty Sock Syndrome

Earlier this month, a school in Arlington with a number of indoor air quality issues received back an environmental analysis that had a peculiar-sounding HVAC ailment you may not have heard about before now – Dirty Sock Syndrome.  It may sound like a very made up name, but it’s actually a very real and common problem.  In the last few weeks alone, Southern Comfort Mechanical’s staff has fielded calls for HVAC service in Corinth, The Colony, Lantana, Flower Mound, Coppell, Lewisville and more, all reporting an unusual odor emanating from their heating and air conditioning systems.  They used colorful language to describe the smell – it’s like a “locker room,” or “dirty gym clothes,” or “stinky feet” – so it’s no wonder where Dirty Sock Syndrome got its name.

The district said it has already removed allergenic mold that was on the coils of heating and cooling units… http://bit.ly/2kPyxDy

Posted by FOX 4 News on Wednesday, February 8, 2017

But, just what is Dirty Sock Syndrome?  Dirty Sock Syndrome is caused by a buildup of mold and bacteria within your unit.  The indoor evaporator coils and heat pump of your Corinth air conditioning system are a perfect environment for bacteria and fungi, especially as you quickly transition from warm to cold and back frequently.  In the so-called “shoulder seasons” of the year, when the daytime and nighttime temperatures fluctuate significantly, your system is doing exactly that.  As your unit cycles out of cooling in the afternoons, the coils begin to defrost, the ice evaporates and the warmer, moister dark and dusty environment inside your unit allows these microbes to flourish.  Eventually this breeding ground produces enough waste product and decay that it becomes noticeable to the human nose as the warm air of the system pushes the odor out into your home.

Is Dirty Sock Syndrome a health hazard?  Generally, no.  While mold and mildew and bacteria are all pretty scary words on their own, typically, unless you or someone in your family is immuno-compromised or incredibly sensitive to mold and allergens, Dirty Sock Syndrome is unlikely to cause any ill effects unless left untreated.  Delaying treatment will only increase the number of bacteria and mold spores that contribute to the smell and further deteriorate the indoor air quality produced by your Highland Village air conditioner system.

How can I prevent Dirty Sock Syndrome?  Like most illnesses, an ounce of prevention is worth a pound of cure for Dirty Sock Syndrome.   Mildew, bacteria and mold need dust and other debris to truly thrive, so preventing foreign particles from entering your system is of primary importance.  Choose a high-quality air conditioning filter that can stop Dirty Sock Syndrome before it starts.  Change filters regularly for both your family’s health and the health of your air conditioning system.   Periodically cleaning your evaporator coils with a non-acidic solution is also recommended as part of your routine heating and air conditioning maintenance.  Having your Lantana AC system regularly serviced, such as with Southern Comfort Mechanical’s Comfort Club Service Plan, is a further measure that helps ensure your heating and air conditioning system’s overall health.

How to get rid of Dirty Sock Syndrome?  If your Flower Mound air conditioning system is emitting a certain gym locker smell, you may already have Dirty Sock Syndrome.  If you have performed preventive maintenance and changed your filters as scheduled, and you still have a pervasive odor, it’s time to call Southern Comfort Mechanical and request a professional coil cleaning for your affected Corinth AC system.  Our skilled technicians can help identify if there are any contributing factors to the odor you may not have considered and can clean and treat your coils with expert care.

Why Your Address Matters

In our last blog post, we discussed the evolving HVAC industry on a more global level, but there are local initiatives that continue to change and to affect Southern Comfort Mechanical clients in Corinth, Flower Mound, Lewisville and beyond.  The changing regulatory environment is not just some broad-reaching future issue — there are immediate down-home implications for your new equipment purchases that you should be aware of.  So, how does your location, or more specifically, your home address and city come into play?

Almost every city in the Dallas/Ft. Worth Metroplex and some smaller enclaves have established municipal codes that exceed what is required at the state level.   Typically, you learn more about your cities unique code requirements during the installation of new equipment, which is a two-part process:  obtaining the Permit, which is required before any major HVAC installation is completed, and completing the Inspection, which is performed after installation and ensures that your system is configured up to code.  Most commonly, inspectors are examining your system for proper installation of your HVAC components and that system safety measures have been taken:

  • Duct work is free-hanging, accessible, not compressed, sealed and with appropriate clearance.  The B vent is the the correct size and direction.
  • P-traps are insulated, primary and auxiliary drain lines properly leveled, and float switches (if applicable) installed to prevent drain pan overflow.
  • Gas line is made of appropriate material (flex or hard pipe) and has the proper amount of clearance,  and a sediment trap installed to capture debris that could potentially cause the gas valve to stick open or cause system issues.
  • The condenser is installed on a concrete base and is level, has the correct breaker size and electrical wiring throughout.
  • Freon locking caps are installed.  (Note: This a newer requirement you may not be familiar with – this prevents refrigerant theft, the accidental release of Freon, and discourages the dangerous practice of “huffing” this toxic and potentially lethal gas.)
Freon locking caps prevent theft, protect the environment, and prevent the abuse of Freon as an inhalant.

Freon locking caps prevent theft, protect the environment, and prevent the abuse of Freon as an inhalant.

While those items are fairly standard, you should be aware that your local jurisdiction may have additional requirements.  Here’s the list of some local, notable additional requirements.

Flower Mound heating and air conditioning code requirements include completion of a heat load calculation prior to installation.  The heat load, known as a Manual S, is an in depth measurement of the heat loss or heat gain that is unique to your home.  A measurement of your walls, windows, roof and other factors are taken and a calculation within proprietary software is then made to determine the amount of heating or cooling needed to maintain the desired temperature and humidity in your home.  The heat load calculation ensures that we are installing appropriately sized equipment for your home.  Additionally, all breakers to your Flower Mound HVAC system must be labeled in permanent marker.

Lewisville, Flower Mound, Highland Village and Frisco heating and air conditioning codes require Carbon Dioxide detectors be present in the home when new HVAC equipment is installed.  Southern Comfort Mechanical feels strongly about the safety of our customers so we apply this potentially life saving precaution to all installations, even if not explicitly required under local code.

Holding ourselves to the strictest level of codes across the board helps ensure that as additional jurisdictions add to their city code requirements, we have already met that need for your installation.

A Remarkable Year in Heating and Air Conditioning

The beginning of each new year inspires us all to be retrospective – we look back in review and then cast our eyes forward to what the year may bring. When we, as a heating and air conditioning company serving Flower Mound, Corinth and the surrounding areas, look back at 2016 we can’t help but feel that the impacts of this year will reach into 2017 and beyond. Some highlights:

Carrier to Stay in the USA
President-elect Trump made many headlines this year, but one in particular stood out for the HVAC industry: In a reversal of their early 2016 announcement to move several hundred Indianapolis-based manufacturing jobs to Mexico, Carrier revealed that they had brokered an agreement with Mr. Trump’s incoming administration to keep over 1,000 of the jobs in Indiana. While any far-reaching effects of this action have yet to be seen, the action taken has been an encouragement to the market overall.

EPA R-22 Stepdown, Phase I
2016 saw the continuation of the EPA’s step-down of R-22 production and the uptick of R-410a system replacements. This planned cessation of production and usage of the refrigerant will continue well beyond 2017, with a planned end date and complete ban effective in 2030. In recent history, this step-down has meant that system repairs and parts replacements have been more prevalent. What complicates the issue is that the alternative refrigerant, R-410A is not a drop-in refrigerant. It operates at a different pressure level than R-22, so you cannot simply make a refrigerant switch in your existing system – the equipment just isn’t designed to operate at that level of pressure. In a few short years, there will be no replacement parts produced for R-22 based systems, as all new equipment is being developed for R-410A. Over time, standard fixes – like replacing a condenser or compressor – will no longer be available. Full equipment replacements will become the norm.

The Kigali Agreement
Negotiators from nearly 200 countries met in Kigali, Rwanda in October this year to reach a global agreement to greatly reduce the use of hydrofluorocarbon (HFC) chemical coolants with a long-term goal of significantly slowing the rise in atmospheric temperatures. HFCs are known to be a type of greenhouse gas that has high global warming potential with over 1,000 times the heat-trapping potency of carbon dioxide. The agreement, which includes specific timelines for the reduction of HFC use and manufacturing, still faces ratification by the United States – a process which is likely to take place in the next two years. The benefit to such an agreement, in addition to staving off climbing global temperatures, is that it is a long-term view with specific goals that allows the industry to plan appropriately and us to advise our Southern Comfort Mechanical customers to be informed heating and air conditioning consumers. As this new regulation takes a more definitive shape, we’ll be sure to share that information.

The Proliferation of Smart Controls
The latest must-have gadgets for your Corinth area home and day to day life come as part of the explosive growth in the smart controls market. While smart controls have existed for a few years now, the technological advances and adoption of these devices has reached an all-time high and there is every indication that this technology’s maximum potential has yet to be realized. Southern Comfort Mechanical already offers the latest in smart controls for your Corinth heating and air conditioning systems and we look forward to watching that technology evolve to better meet your needs.

As always, we look to provide our customers with the latest industry knowledge and expertise to keep them well-informed about the factors that impact the quality and comfort of their home environment. We look forward to being your go-to HVAC partner in 2017 and beyond. It is our great honor to be your trusted heating and air conditioning company serving Flower Mound and the surrounding areas. We thank you for making 2016 a year to remember.

Selecting A Heating and Air Conditioning Company

Selecting the best heating and air conditioning repair company for your Lantana or Flower Mound area home means entrusting the care of your biggest investment to virtual strangers, so how do you know which company to choose? Here are some recommended steps to help you find the right heating and air conditioning contractor for your needs:

Ask your neighbors for referrals. Who have your neighbors worked with? Was the customer service experience a good one or did it leave much to be desired? Your friends and neighbors now don’t just include those you share a property line with. You can often find shared experiences on your community Facebook page and NextDoor neighborhood. What company do you find them often suggesting as the most economical and honest air conditioning company?  Southern Comfort Mechanical

Read the online reviews and temper them with what your friends and neighbors have experienced. Consistent positive ratings across a variety of categories and platforms is a good indicator of performance and cross-referencing those with the experiences you’ve heard from your friends is an excellent way to narrow the field. Search for the best air conditioning service in Flower Mound in a generalized search, or visit some of the more common review sites, such as  Yelp!, Google+, Angie’s List, the BBB, etc.

Avoid contractor services and other gimmicks, and rely upon your own research. These companies provide paid leads to contractors and the most reputable and established HVAC companies do not participate in them. Similarly, be skeptical of incredibly low cost services or memberships that are likely to come with costly hidden expenses.
Research and contact the company. Visit the company’s website to familiarize yourself with their offerings and to look for informative content. Check to be sure they employ NATE certified technicians (the industry standard). Check for proper licensing in your city and state. Feel free to ask for references when you call. Ask questions pertinent to your concerns. Do they seem responsive and knowledgeable, or just about making the sale?

Find the right contractor and develop a relationship with the company before something goes wrong. When your system struggles in extreme weather, your first priority will be to get it in working order as quickly as possible for your family’s comfort. It’s in these moments you will feel pressed for time and can end up spending much more than anticipated. So find your local Lewisville Heating and Air Conditioning company well before you need major intervention and take advantage of their preventive maintenance program to prolong the life of your system.

Now that you’ve found Southern Comfort Mechanical, you need look no further.  Southern Comfort Mechanical is the best air conditioning and heating company in Flower Mound and the surrounding cities.  We come recommended by your friends and neighbors and have excellent online reviews, offer outstanding customer service, employ experienced certified technicians and are dedicated to delivering quality products and services.  Contact us today to begin your relationship with a heating and air conditioning company you can trust and rely upon.

Early Fall is the Optimal Time for Heating Maintenance

With the temperatures fluctuating in the 80s and 90s in the Lewisville, Lantana and Flower Mound areas lately, it probably feels strange to think about your home heating system right now.  But take a look at your calendar: Fall is here, and the famously temperamental Texas weather is sure to deliver cooler temperatures when we least expect it.  Although you may not turn on your heater until November, now is the ideal time to prepare it for the heavy lifting ahead.

Why Early Fall is the Optimal Time for Heating Maintenance

  • Convenience – Because you do have the luxury of a bit more time, you can plan your appointments ahead of time to better meet your schedule.  Waiting until you need your heating system and finding out there’s an issue at the last minute is decidedly inconvenient, and puts you at risk of going longer without heat.  Take advantage of the time you have and schedule your maintenance today.
  • Preparedness – Fall weather is often unpredictable. You never know when the first chilly, rainy day may blow through. It’s prudent to have a heater that’s in prime condition and operating reliably long before the official start of winter.
  • Prevention – Maintenance on your system before you need to fire it up for the first cold day will identify any repairs that need to be completed well in advance.  If anything does come up that requires scheduling a separate furnace repair, you’ll have the benefit of being able to plan ahead.

To take some of the guesswork out of maintaining your heating and air conditioning system, we suggest signing up for the Southern Comfort Mechanical Comfort Club, which includes two seasonal preventive maintenance appointments and notification when your system is due for servicing.  In addition, the program provides other benefits.  To learn more, please visit our Maintenance Program page.  We pride ourselves on being the best heating and air conditioning company servicing Lantana, Lewisville, Flower Mound and the surrounding areas and look forward to helping you maintain your furnace properly so that you get the most out of your investment.

Furnace Maintenance in Flower Mound

A common question we get from Flower Mound residents – “Is maintenance really necessary on my heating and cooling system?” The simple answer is, yes. You wouldn’t buy a car and not get the oil changed, so why not maintain one of the most important pieces of equipment in your home? Like your car, the furnace and a/c needs to be inspected, and tuned up to ensure that it runs safely and efficiently.

What many folks don’t realize is that if you neglect to maintain your heating and air system by a licensed contractor, you could void your home warranty! The recommended bi-annual maintenance is a small price to pay compared to potential mechanical failure. With regular preventative maintenance a longer life expectancy of your HVAC system can be achieved.

Whether or not you have already turned on your heater, you should consider getting it tuned up. If you have a gas furnace, it’s important for a professional to inspect it for any potentially harmful carbon monoxide leaks. A checkup will also include the cleaning and inspection of all burners, clearing vent pipes, clearing condensate drains, and a change of the filter if necessary.

Not only is Southern Comfort Mechanical licensed, certified and insured, we are loved by all of our customers. If you’ve not yet given us a try; now is the time! Come experience the love! We are offering a $59 heating system checkout! Call our office at 972-420-1700 to schedule your appointment today.

The Importance of Heating System Maintenance

What if something as simple as preventative maintenance on your heating system could save you or your loved ones lives?  An average of 70,000 homes catch on fire due to heating equipment every year in the US. Nearly 400 people die each year due to carbon monoxide poisoning. A simple heating system check-out can literally save your house and your life.

The heat exchanger, a major system component, is warmed up by the burners. The exchanger can eventually rust and the rust will fall into those burners. If the burners aren’t properly adjusted and cleaned out, it can cause an explosion.

Carbon monoxide (CO), also known as the silent killer, needs to be properly ventilated out of your home. If you have a cracked heat exchanger, the CO will fill up your attic or home depending on where your furnace is located.  Another way CO can seep in to your house is if your vent pipe is clogged. Squirrels, birds and other little critters can build nests and that will stop the CO from escaping your home.

During our thorough heating checkout, we will make sure that your system is up to code and safe to run. We will clean and adjust your burners and heat exchanger, inspect all electrical, check for gas leaks among many other things. Call Southern Comfort Mechanical today for more information about our Comfort Club Service Plan, a bi-annual preventative maintenance contract, so you can stay at ease and prolong the life of your heating system or take advantage of this months’ coupon.
